Three ways to sell your home without using an estate agent
Moving house is supposed to be one of the most exciting times in your life, not the extremely stressful, drawn-out process it’s now come to be.
This is largely down to using estate agents – and is why a lot of people are now moving away from using them. Their fees are crazy high, there’s super annoying back-and-forth on super simple decisions, and there are tons of delays. Below are three ways you can sell your home without having to go through an estate agent.
1) Sell your house for cash
If you’re looking to avoid the long delays caused by an estate agent then you should consider a cash house buyer. They will buy your home outright without charging you any fees to do so. It’s by far the quickest way to sell your home, even in just 7 days.
It also avoids some of the huge hurdles commonly faced when selling your home – like the stress when a sale falls through. While the amount offered will be less than market value, it can sometimes work out better when you consider all the cost savings (commission fees, legal fees, conveyancing, etc).
2) Sell your home online
When selling your home without an estate agent, you could opt to do it privately or with an online estate agent. Despite the name, it’s not the same as your usual estate agent. They charge you minimal fees, and you can do all the management yourself – they just give you the ability to list your home on sites like Rightmove and Zoopla.
There may be a bit more for you to do, like you may have to do the viewings, and you don’t get as much support from an agent, but you are entirely in control and still get the increased visibility from advertising on well-known property websites without all the fees.

You could also have a go at selling your property at auction. You list your property with an auction house, allowing potential buyers to bid on your home. This doesn’t even have to be in-person; you could go with an auction house that’s online, increasing the potential number of buyers and could mean a much more competitive price for your house.
It does carry the risk of potentially selling for less than its worth but you can put on a reserve, meaning it won’t sell unless a set price has been met. There are, of course, some auction fees involved but they’re far less than what an estate agent can charge, plus it’s another quicker way of selling your home if you want it sorted fast.
Selling your home by yourself is something you should definitely consider having a go at. The majority of different ways you can do this privately may result in a much quicker sale than going the typical estate agent route (average compilation time is 6 months!). You also get the additional benefit, in most cases, of having a lot more control over the sale and the whole timeline.
