Future-proofing your layout: Design choices that make a home liveable for decades
The vast majority of people in the midst of planning a build will put most of their energy into the things you see and touch – kitchen benchtops, facade finishes, internal fittings and fixtures. The workhorse decisions that will determine whether your house grows old with you may not even occur to you: they’re silent, largely invisible, and without glamour. Just boring old door widths, room placement, and wiring conduit.
Age In Place Isn’t A Retirement Decision, It’s A Design Decision
“Aging in place” is often treated like a distant future concern, if you think about it at all until you’re ready to downsize or renovate for a relative. The flawed logic costs people money. The features that make a home reasonable for an eighty-year-old are the same features that make it reasonable for someone on crutches, a parent with a pram, or a guest in a wheelchair. You don’t install them when you need them. You install them when you build, because retrofitting is mess.
The numbers agree with me. According to the 2021 AARP Home and Community Preferences Survey, 77% of Americans aged 50+ want to stay in their current home for as long as possible while just 10% of US housing stock meets a few basic visitability standards like step-free entries and wide ground-floor doorways. The gap between what people want and what the vast majority of our stock constrains them to is the whole problem this article is attempting to solve.
A home built with these bones also holds its resale value better, as it appeals to a wider pool of future buyers, not just the ones currently in good health.
Put A Bedroom And Full Bathroom On The Ground Floor
You don’t need to call it the master. You just need one bedroom and one full bathroom that don’t require climbing stairs. Injuries happen. Elderly parents move in. Recovery from surgery can turn a second story bedroom into a logistical nightmare for months at a time. Without a ground-floor option, families end up either living out of a lounge room or paying for an expensive extension years after the original build is finished.
This is one of the cheapest insurance policies you’ll ever buy for a house, because at the design stage it costs almost nothing extra to allocate the space that way. Add it after the fact and you’re looking at new footings, plumbing rerouting, and months of disruption.
Wider Doorways Cost Little Now And A Lot Later
Standard doorways are about 81cm. If you go for 86cm or wider, particularly through main thoroughfares and into the ground-floor bathroom, you have subtly future-proofed the whole house for wheelchairs, walking frames and prams without anybody ever knowing any different day to day. Hallway width matters just as much. A hall too narrow to turn a wheelchair in isn’t a minor inconvenience, it’s a wall you’ll be forced to demolish and rebuild eventually.
The upfront premium on wider doorways is tiny – usually just a couple of hundred dollars over a whole build. Widen a doorway after the walls are framed, plastered, and painted and you’re talking about cutting structure, patching, repainting, and possibly moving switches or plumbing that’s now inside the wall. It’s that sort of invisible, looks-easy-to-me detail and costly as mess if you miss it.
Skip The Theatrical Entry, Build The Flexible Fifth Room Instead
A double-height empty space above the entrance of your house might make you go “wow” when you’re checking out a display house. The reality of dealing with the constant temperature differential, dust, noise, and cleaning issues inherent in a void is considerably less impressive for the long-term resident. It’s a lot of almost unusable space with no flexibility to repurpose it. Compare that to a fifth bedroom or flex room, a modest space that starts life as a home office, becomes a nursery, turns into a teenager’s retreat, and eventually houses a guest or an aging parent. That single room can serve four completely different functions across the life of the house without a single wall being moved. It’s possible to elevate the look of your entrance without going for the void.
Remote work has made this room non-negotiable for a lot of households. A proper home office needs a door that closes, decent natural light, and wiring for a reliable connection rather than a corner desk in the living room competing with the television. When scouting new home builders, look for ones who are increasingly designing that fifth room with its own data point and power capacity built in, so it functions as a real workspace from day one rather than an afterthought.
Open-Plan Living Needs A Quiet Counterweight
Open-plan kitchens and living areas are great in many ways. They’re social. They let you keep an eye on the kid(s) while you cook. They make a home feel larger than an equivalent home with separate rooms. The trade-offs are acoustic and functional. When the cooking’s on, the footy’s blaring, and one of you has to get poor cell reception to take the work call, an all-open floor plan results in a noise wrestle.
The solution is not to abandon open-plan but to mate it with at least one separate room that closes – a media room, second living space, or study with a door. This is your pressure valve. Guests can inhabit the open living while someone else studies or works in the closed-off room. Wet and dry zoning (day and night zoning) operates with the same reasoning on a larger scale. You keep the bedrooms and their associated wet spaces away from the noise generated by kitchens, living rooms, and entries. Get this wrong and you will spend years combatting your floorplan.
Step-Free Entries Tie The Whole Property Together
Examine the path from the garage to the front door, and from the main living space out to the deck or backyard. If there’s a step anywhere along that route, you’ve created a barrier for delivery trolleys, prams, wheelchairs, and eventually your own knees. Level thresholds between the garage, the entry, and outdoor living areas aren’t just an accessibility feature. They’re a daily convenience that everyone benefits from, whether they’re carrying groceries or pushing a bike.
This is one of those details that’s almost free to get right at the design stage and genuinely disruptive to fix later, since it usually involves regrading concrete or rebuilding a doorway threshold entirely.
Wire The House For What Hasn’t Happened Yet
Future-proofing should not be limited to the design and structure of the house. The services are also equally important. You should request a conduit run to the roof for solar panels and down to the basement for battery storage during construction, even if you’re not planning to install them day one. Ask for a dedicated circuit for an electric vehicle charger in the garage. And skip the siren call of multiple Wi-Fi extenders dotted around the house and, instead, run that data cabling to a central hub so every room can have a hardwired option. These are almost painless decisions when the electricians are on-site but feel acutely costly once the family is living there.
Similarly, if you’re thinking of dual-living situations, a self-contained wing or granny flat with separate entry, kitchenette, and bathroom can provide real options for a family. That might be rental income, it could be a way for your adult child to live with you for a few more years while saving for their place, or it might be a solution for parents who are happy not to be on their own but would prefer their independence.
Multigenerational family units are on the rise and a home that doesn’t provide for the possibility makes essential those costly additions or garage conversions down the track. Decide to do this when the plumbing and electricals are lines on a plan and it’s dramatically cheaper than converting a garage or adding a wing later.
Choose Materials That Age, Not Ones That Date
There is a distinction between a home that ages well and one that just becomes old. Aesthetic-driven finishes, a heavily patterned feature wall, an ultra-specific tile choice, will look dated within a decade and will likely need to be completely removed. Durable, neutral materials like brick, timber cladding, and stone hold up structurally and visually for far longer, and they tend to suit a wider range of buyers if you ever sell.
Passive solar design is also a regret minimization strategy. Get orientation and glazing right at the design stage and the home stays so comfortable through summer and winter that you barely need to turn on your heating and cooling. It’s a decision that is integrated into the block layout and can’t really be added on after the fact, so it needs to be part of the earliest conversations with your architect or builder.
Finding A Builder Who Can Actually Deliver This
None of this works on paper alone. Universal design, adaptable floor plans, and barrier-free layouts require a builder who has actually executed them before, not one who’s simply willing to try. Make sure they have proven experience delivering adaptable, accessible layouts, because the difference between a builder who understands wider doorway framing and one who’s guessing shows up years later in cracked plaster and awkward retrofits.
Ask to see completed homes with ground-floor accommodation, dual-living wings, or barrier-free bathrooms already built, not just rendered concepts. A builder who’s solved these problems before will have opinions about door swing directions, threshold materials, and where conduit should run, and they’ll raise these questions before you have to ask.
A home built with these choices in mind doesn’t look dramatically different from one that isn’t. That’s the point. The difference shows up in year fifteen, when a knee replacement doesn’t mean moving out, when a fifth bedroom quietly becomes a nursery, and when a family can host three generations under one roof without anyone tripping over a step at the back door.
